The March 17 South Tabor Neighborhood meeting was well-attended due to a number of land use issues. The first item on the agenda was a report on the South Tabor Sewer Project by Joe Tursi, the Metro Project Lead.

There is a metro project to replace/repair about 2% of the worst sewer pipes in the neighborhoods. Each neighbor should have received a letter showing the areas that will undergo repair/replacement. Construction will probably start mid 2017 through mid 2018. Roads will be brought back to their present condition. Those people who are in the affected areas and are still on septic tanks or are sharing connections with neighbors to the lateral or branch lines will be required to get connected.

There will be assessments and each homeowner affected will be notified in advance. There will be payment plans or financing, TBD.  To learn more about or locate go to “non-conforming” sewer connections at portlandoregon.gov/bes/58594.

There was a presentation by Zach Pelz from AKS on the proposed 7 Dees land use proposal to make a 10 unit subdivision in the current parcel of land. This is a portion of the total property and is the north length of the T section located in the area of SE 59th – SE 62nd and SE Haig to past SE Franklin. It is currently zoned R5. The lots would be 3000 to 5000 sq. ft. The proposal contains a 26’ wide road that would allow traffic in both directions and between Haig and Franklin streets. There were concerns for green space, for parking, congestion and for the home and lot sizes and expected prices.

There are many smaller, more affordable homes in the neighborhood and the contractor, Renaissance Construction, would be building larger $500 to $750K homes that are not affordable in the neighborhood. The developers anticipate submitting their subdivision application to the City within the next month or two. When the application is submitted, STNA will be notified and have an opportunity to provide input to city staff responsible for approving the subdivision.

Many of the concerns voiced regarding new single family home development in Portland are currently being studied by BPS (Bureau of Planning and Sustainability) as part of the Residential Infill Study Project. More Land Use: We were notified of a new building going up at the corner of SE 58th and Division or on the edge of Atkinson Elementary School, at 2423 SE 58th Ave. It would/will be two buildings with three units each totaling six units with only four parking places in an already very congested area. Hopefully we can make a comment on that as well. Additionally there is an intent to demolish at 3221 SE 54th Ave.

STNA now has a new Vice President. Tin Le was elected to fill the remaining term of vice president. He’s one of the dentists at Division Street Dental at 76th and Division. We are happy to have him on board. Thank you Tin.

We’ll have much to report from our STNA Visioning and Issues April Fool’s Day Forum and Social that happened April 1. We’ll be reporting on neighborhood visioning;  toxic air and homeless updates from Dist. 46 State Rep. Alissa Keny-Guyer; South Tabor Sewer Repair by Joe Tursi with METRO: the 2035 Comprehensive Plan Update from Portland Bureau of Sustainability liaison, Marty Stockton and NET (Neighborhood Emergency Training) by Duane Hanson. We thank JAMS (Jade APANO Multicultural Space) for the use of the community space.

Mark your calendars to attend the Thursday, May 18 elections meeting. Make this your neighborhood by volunteering for the board, committees and/or projects. Is there a position you’d like to hold? Input needed on the SE 82nd and Division old Furniture store: Rose Community Development is hosting three community meetings at the SE 82nd and Division Furniture store, looking for input on the mixed use development they will building. The first meeting is:  Saturday, April 9, 2 – 4 pm, 8114 SE Division St. Voice your thoughts on how the development should look.

Our next meeting is Thursday, April 21 at 7 pm at Trinity Fellowship Church, 2600 SE 67th, enter from parking in the back. The next Land Use Committee Meeting is Tuesday, April 19 at 7 pm at Trinity Fellowship Church.
